Prestige Southern Star price starts at ₹2.40 Cr onwards*, according to Prestige's own project page. It is a large apartment project of 14 towers and 2,130 homes on 32.5 acres at Akshayanagar, off Bannerghatta Road in south Bengaluru. This review covers what the brochure and price list say, what they leave out, and what to ask before you pay a booking amount.

How much does Prestige Southern Star cost?
The headline is ₹2.40 Cr onwards*. Prestige's page lists the homes as 3 and 4 BHK in its summary box, while the brochure shows 1, 2, 3 and 4 BHK plans. We have not been able to reconcile the two, so ask which home types are on sale today before you rely on any starting price.
The only price list we hold is dated 18 June 2026 and Prestige says on it to check validity after the initial offer period. It is therefore older than the figure Prestige quotes now, and we do not repeat its unit prices. What it does show is how the bill is built, and that part is useful.
- The sale value includes a car park, but the sheet does not say how many car parks come with each home type.
- GST is 5% on the sale value.
- Other charges are paid when you get the possession notice: BESCOM ₹75 per sq.ft., BWSSB ₹75, one year of advance maintenance ₹66, maintenance corpus ₹60 and generator ₹85, plus ₹25,000 per apartment for khata assessment. GST at 18% applies to these except the corpus.

Is the Prestige Southern Star location good?
The brochure prints these distances, and we repeat them as printed, not as drive times: Singasandra metro station 3 km, Hulimavu metro station 4 km, Electronic City 5 km, JP Nagar 5.4 km, Koramangala 6.6 km, Jayanagar 7 km and the airport 46 km.
That makes it a south Bengaluru address for people who work along Hosur Road, in Electronic City or on the Bannerghatta Road corridor. It is a poor fit for someone who flies every week, because the airport is on the far side of the city. The brochure names Royal Meenakshi Mall, Vega City Mall and hospitals such as Fortis, Apollo and Narayana among the nearby places.
What does the project offer?
The brochure describes three pools, including an Olympic length pool and a children's pool with a glass floor, an expansive clubhouse, a one acre fitness district, a landscaped central park and a car free ground level. It also says homes have views of Begur Lake. It does not say which towers get that view, so ask before you pick a unit for it.
Prestige lists the product names as Classic (1 BHK), Optima (2 BHK), Aspire, Premia and Ultima (3 BHK) and Magnus (4 BHK). Some plans carry a home office. RERA carpet area is roughly 59 to 63% of saleable area, which is a normal range for the segment. What should you check before booking?
- The graveyard access path. The master plan legend lists an access path to a graveyard and another to government land, both at a lower level. Ask which towers face them.
- The approving authority. Neither the brochure nor the price list names it. Ask for the approval and the type of khata you will receive.
- The kitchen. The specifications say no kitchen counter or tile dado is provided, so budget for the work.
- Power backup. The generator covers common areas. Backup for your own flat is available at extra cost.
- The payment plan. The June 2026 sheet uses a plan named Two Good. We explain it, with its dates, in our guide to the Prestige Two Good plan.

Who Prestige Southern Star suits
It suits families who want a large, amenity heavy community on the south side with the metro within a few kilometres, and who can wait until late 2029. It suits less well if you want a small block, an early move in or a short airport run.
