To verify a Bangalore project on RERA, take the registration number from the brochure, search it on the Karnataka RERA portal at rera.karnataka.gov.in, and read four things: the completion date, the approved plans, the quarterly progress updates and any litigation. Then check the agent selling to you has an agent registration of their own. The whole job takes about five minutes.
Every brochure in Bengaluru carries a RERA number. Almost no buyer checks it. Yet the RERA page is the only place where a developer's promises are legally recorded rather than marketed.
Step 1: find the RERA number
It is on the last page of the brochure, in the footer of the developer's website, and legally on every advertisement. The format looks like this:
PRM/KA/RERA/1251/310/PR/040226/008450
PR in the middle means project. AG means
agent. You want both: one for the project, one for whoever is selling it to
you.

Step 2: search it on the Karnataka RERA portal
Go to rera.karnataka.gov.in, then Project Status, then Registered Projects. Search by the number, or by promoter name and district if you only have the project name. The promoter is the legal company, which may have a different name from the brand on the hoarding.
Step 3: read these four things
- The completion date. This is the date that binds the developer, not the one in the brochure. If a salesperson says "possession 2029" and RERA says 2031, RERA is the answer. Screenshot it.
- Approved plans. The sanctioned plan is uploaded. Check that the tower and unit count match what you were shown. Phased projects sometimes register fewer units than the marketing describes.
- Quarterly progress updates. Developers must file these. A project that has not updated in several quarters is telling you something.
- Litigation. Any case involving the project is disclosed here.

Step 4: check the agent too
Under Services, then Agent Status, search the agent's registration number. An agent must be
registered to market a project legally. If the person selling to you cannot produce an
/AG/ number, that is a real problem, for them and possibly for you.
Worked examples you can look up today
Here is what the check looks like on three projects we cover, each at a different stage.
| Project | RERA number | What it tells you |
|---|---|---|
| Assetz Mizumi Reserve, Kudlu | PRM/KA/RERA/1251/310/PR/040226/008450 and PRM/KA/RERA/1251/308/PR/130526/008650 | A large phased township can carry more than one registration. Check that your tower sits under the number you look up. |
| Assetz Mizu & Ki, off Hennur Road | PRM/KA/RERA/1251/446/PR/070826/008862 | One registration for 188 villaments. Compare its completion date with the developer's stated 2030. |
| Prestige Urban Townhouses, Devanahalli | None yet | Pre launch. It cannot be booked, and no money should change hands. |
Red flags on a RERA check
- No number at all, or "RERA applied" instead of a number.
- A number that belongs to a different phase or tower from the one you are being sold.
- A completion date years later than the one in the brochure.
- Several missed quarterly updates in a row.
- A promoter company you cannot connect to the brand on the brochure.
What RERA does not tell you
It confirms registration, approvals and dates. It does not judge build quality, the developer's finances, or whether the price is fair. A registered project can still be a bad purchase: RERA sets the floor, not the ceiling. For the price side, our guide to reading a Bangalore cost sheet shows how to compare the real total. For the land records side, see what an E-Khata is and why it matters.
If the project runs late
This is where the screenshot earns its keep. Under the RERA Act, if a developer fails to hand over by the registered completion date, the buyer can generally choose between withdrawing with a refund plus interest, or staying on and being paid interest for each month of delay. Complaints go to the Karnataka RERA authority, not a civil court. The details depend on your agreement, so take a lawyer's advice before you file. What you will need either way is the registered date, your agreement and your payment receipts.
If a project has no RERA number
Then it cannot legally be advertised, marketed, booked or sold. Pre launch offers on unregistered projects are common in Bengaluru, and they are not legal. There is nothing wrong with registering interest in something unlaunched. But no money should change hands, in any form, until the registration exists.
