Bannerghatta Road is a south Bengaluru corridor, and property here appeals to buyers who work in the south of the city and in Electronic City. We list one project on it: Prestige Southern Star at Akshayanagar, and Prestige now quotes ₹2.40 Cr onwards* for it. This guide is honest about that. With one project, we can describe the corridor only through what Prestige prints about it.
* Prestige's starting figure. GST, other charges, stamp duty and registration are extra.

How far is Southern Star from the metro and work?
The brochure prints these distances. They are Prestige's figures, so test them yourself.
| Place | Distance printed |
|---|---|
| Singasandra metro station | 3 km |
| Hulimavu metro station | 4 km |
| Electronic City | 5 km |
| JP Nagar | 5.4 km |
| Koramangala | 6.6 km |
| Jayanagar | 7 km |
| Airport | 46 km |
The pattern is clear. This is a south Bengaluru address for someone who works in Electronic City or the south and central parts of the city. At 46 km, the airport is a long drive, so frequent flyers should weigh that. The brochure also names Infosys, Wipro, Honeywell and VMware among nearby offices, Royal Meenakshi Mall and Vega City Mall for shopping, Fortis, Apollo and Narayana among hospitals, and DPS, BGS National, Christ University and Greenwood High among schools. None of those comes with a distance. Neither metro station is walkable at 3 or 4 km, so budget for a feeder ride or a drive.
What is good about buying on Bannerghatta Road?
- Established surroundings. JP Nagar, Jayanagar and Koramangala are printed within 7 km. Daily needs do not depend on a new neighbourhood being built.
- A wide range of homes. Southern Star starts at 695 sq.ft., so a 1 or 2 BHK buyer and a family wanting 4 BHK can shop in one place.
- A large township. The project covers 32.5 acres with 14 towers, so amenities can be planned at scale.

What should you check before you book?
- The price sheet date. The cost sheet we hold is dated 18 June 2026 and tells buyers to check pricing after the initial offer period. Ask which towers and home types are still available.
- The Begur Lake view. Prestige's materials mention it. Ask which towers actually get it, and get the answer in writing.
- The master plan's access paths. It marks an access path to a graveyard and another to government land at a lower level. Ask which towers face them.
- Shared facilities. The brochure calls the project part of a 30 acre township and lists an Olympic length pool and a one acre fitness district. Ask whether these belong to Southern Star alone or are shared with neighbouring projects.
- Car parks. The sheet gives sale value including car parking but does not say how many spaces each home type gets.
- Approvals and khata. Ask for the approving authority and the khata type. Our guide to A khata against B khata lists the questions.
What does it cost to move in?
Add stamp duty and registration of about 6.6% to the final price, plus GST and other charges at possession. Our guide to stamp duty on a ₹2 crore flat shows the sum worked out.
Who should look at Bannerghatta Road?
It suits a buyer who works in the south or in Electronic City, wants an established neighbourhood and does not need the airport often. It suits less well anyone who needs to be within walking distance of a metro station. For a wider view, read where to buy a flat in Bangalore in 2026, and see the corridor on our areas map.
