Which Prestige launches are in South Bengaluru?
Southern Star is a 14 tower project of 2,130 homes on 32.5 acres at Akshayanagar, off Bannerghatta Road. Its RERA possession date is 30 September 2029. The brochure prints Singasandra metro at 3 km. Read our Southern Star price and review for the details and the points to check.
Which are on Sarjapur Road?
Eaton Park and Garden Breeze are both inside The Prestige City township. Garden Breeze is the lower priced of the two and has 655 homes on 10 acres. Eaton Park sells larger 3 and 4 BHK homes. Neither shows a possession date in our documents, so ask for it. They are compared in Eaton Park against Garden Breeze.
Which are in East Bengaluru?
Raintree Park and Evergreen are separately registered phases beside Varthur Lake. Raintree Park has larger homes and a clubhouse of over 1 lakh sq.ft. Evergreen has the wider range and its payment schedule bills possession on 10 June 2030. The two are set side by side in Raintree Park against Evergreen.
Which are in Devanahalli, North Bengaluru?
Parklane is the one apartment project, with 1,788 homes in 9 towers inside the Aerospace Park Phase 2 and possession on 31 December 2030. The plot layouts, Greenbrook, Crystal Lawns and Autumn Leaves, each show a RERA completion date of 31 March 2027. The plots are compared in our Prestige plots guide.
Prestige's Urban Townhouses, a collection of 60 premium row villas planned at Devanahalli, is a pre launch project with no RERA registration on our records. Do not pay any booking amount for a project that is not registered. Our guide on how to verify a RERA number shows the check.
What do these launches have in common?
Every apartment project here is sold on a dated price list from Prestige, and each list says its pricing should be checked for validity after the initial offer period. The lists we hold are older than the starting figures Prestige now quotes, which is why we show the current figures only. Other charges are paid at possession on most of them, typically a few hundred rupees per sq.ft. plus a fixed khata fee, and GST is added to both the sale value and those charges. The kitchens are handed over without a counter or tile dado in the specifications we have seen for Southern Star and Parklane, and power backup for your own flat costs extra. These are normal for the segment, but they change the real budget.
How to choose between them
- Your office decides the area. A long daily commute costs more than a price difference of a few lakh rupees.
- Possession decides the wait. The plots show March 2027, Southern Star September 2029, Parklane December 2030. For three launches our documents print no completion date at all.
- The payment plan decides your cash flow. Most of these are time linked. Read our Two Good plan guide.
- Check the price date. Prestige's own price lists are dated and older than its current starting figures.
