Prestige Raintree Park and Evergreen at Prestige Raintree Park are two phases of the same land at Varthur, in East Bengaluru, registered separately with RERA. Prestige now quotes ₹3.00 Cr onwards* for Raintree Park and ₹1.80 Cr onwards* for Evergreen. The first phase is the larger home, the second the wider range. This guide sets them side by side so you can pick the right phase.

* Prestige's starting figures. GST, other charges, stamp duty and registration are extra.

Raintree Park's own booklet says the 5 BHK Aurum Suites are four bedrooms plus a studio and home office. Evergreen's 24 acres and 2,000 homes come from Prestige's project page, and we cannot tell whether that count is Evergreen alone or includes other phases.

How are the two phases laid out?

Both sit on Varthur Road, State Highway 35, beside Varthur Lake. The booklet's master plan puts Raintree Park on the west with the lake and Evergreen on the east across an internal road, with Prestige Ozone to the north east and Prestige Tech Forest to the south. Prestige's Evergreen brochure describes Tech Forest as a 2.5 million sq.ft. IT park next to the township.

Our pin for Raintree Park is the western part of the land. Evergreen is mapped less precisely, so treat its pin as the area, not the plot. Whether any given Evergreen tower faces the lake is not stated, and we do not guess.

Which phase is cheaper?

Evergreen, at the entry level, because it has 1 and 2 BHK homes that Raintree Park does not. Once you compare like for like, the picture shifts. Both phases sell 3 and 4 BHK homes, but Raintree Park's start at 2,004 sq.ft., while Evergreen's 3 BHK homes run from 1,461 sq.ft. up. A rupee per square foot comparison is not possible from our files, because no base rate is printed for either phase. Ask each for the cost sheet and compare the all in figure, as our guide to Bangalore cost sheets describes.

How do the payment plans differ?

Evergreen is sold on Prestige's Two Good plan. Its price sheet says Prestige bears the pre EMI payments until May 2028 during the scheme period, after which the buyer takes over. It does not remove the first 20% payable within 60 days of booking. Our Two Good plan guide sets out the full schedule.

Raintree Park's offer sheet, dated 1 October 2026, shows a 25:75 plan: 10% on booking, 15% within 90 days and 75% when you get the possession notice, which it dates December 2028. It is marked subject to confirmation, so ask whether the offer is still open and which towers it covers.

What sits around the township?

The booklet lists work hubs within 3 km, including Sigma Tech Park and Brigade IRV Center, and ITPL, SAP Labs and Bagmane Solarium at 3 to 5 km. It places Manipal Hospital and Vydehi Super Speciality Hospital within 3 km, Nexus Mall Whitefield and Brookefield Mall within 3 km, and schools such as Glentree Academy and Vibgyor within 3 km. Prestige's Evergreen map marks the Whitefield (Kadugodi) metro station in the area, and gives no distance. Treat these as printed claims, not drive times, and test the commute at your own hour.

Who should pick which?

Raintree Park suits a buyer who wants a large home, a home office and the big clubhouse, and accepts Prestige's starting figure of ₹3.00 Cr onwards. Evergreen suits someone who needs a smaller home or a lower entry, and can accept a possession billed in mid 2030. Both suit those who work in the Whitefield and Varthur tech corridor.

Check before booking: the RERA completion date of whichever phase you choose, the available towers, and whether either phase's units face the lake. For the wider market, our guide to new projects in Bangalore in 2026 puts both in context.
