Prestige plots in Devanahalli come in three RERA registered layouts: Greenbrook, Crystal Lawns and Autumn Leaves. Prestige now quotes ₹2.25 Cr onwards* for the first two and ₹2.50 Cr onwards* for Autumn Leaves. All three show a RERA completion date of 31 March 2027, and all three are plots, not houses, so you build on them yourself. This guide compares them. For plots from other developers, see our guide to plots in Devanahalli.

* Prestige's starting figures. They are not tied to a plot size, and we hold no price list per plot, so ask for one before you compare.

Greenbrook's land area comes from Prestige's project page only. The brochures do not state it. Crystal Lawns has a similar record: the page text counts 233 plots, while the brochure plot table totals 235, and we use 235.

Which Prestige plot project is the biggest?

Greenbrook, with 324 plots on 33 acres. Its master plan lists plots of roughly 30 by 50 ft, 40 by 60 ft, 40 by 73 ft and 62 by 80 ft, plus irregular corner sites. Its amenity list includes a clock tower entrance, a swimming pool, a cricket pitch, a butterfly park and a skating rink. Prestige's brochure says the airport is 15 minutes away.

Which is more compact and gated?

Crystal Lawns. It has 235 plots on 24.3 acres, a contemporary entrance on a 30 metre road, and a 30 item amenity legend with a trampoline park, climbing wall, amphitheatre and orchard garden. Its plot table has 63 plots of about 30 by 50 ft, 46 of 40 by 60 ft, 39 of 50 by 80 ft, 6 larger plots and 81 custom sites. We do not know what the custom sites measure.

What is different about Autumn Leaves?

It sits south of the other two, reached from Chapparakallu Road, not IVC Road. Its 240 plots are organised around a large central park, described by Prestige as a green spine with the clubhouse on it. Plot sizes start smaller, at about 30 by 45 ft, though that size appears in the brochure text and not on the master plan legend. Prestige's map places it beside Prestige Marigold and Vidyashilp University, and the brochure says it is a short drive from Kempegowda airport, without a distance.

What do the three share?

  • Services: 12 metre internal roads with a 7 metre asphalt carriageway, underground power and fibre conduits, dual water supply, a sewage treatment plant, and RFID boom barriers at the gate.
  • The clubhouse is not a common facility. The developer owns it. Membership is optional, open to non owners and charged extra. It is easy to miss and it matters if the clubhouse is why you are buying.
  • Approvals: we have seen the RERA certificates but not the layout approval or the khata type. Ask for both.

What to check before booking a plot

  1. The price per plot. Ask for the price list by plot size, any extra charge for a corner or park facing plot, and the payment plan. None is in our files.
  2. Which plots remain in the size you want.
  3. The layout approval. Check the RERA number yourself using our RERA verification guide.
  4. Registration costs. Stamp duty and registration come on top, as our Karnataka guide explains.
  5. Your build plan. You pay for design, approvals and construction on top, and the plot earns nothing until then.

Who each suits

Greenbrook suits a buyer who wants the widest choice of plot sizes. Crystal Lawns suits one who wants a smaller community and the widest entrance road. Autumn Leaves suits a buyer who values a central park and does not mind a longer drive off the main road. If you would rather buy a finished home, look at the apartments instead, such as Prestige Parklane at the Aerospace Park.

Which plot size? Tell us the size and budget and we will ask for the current list and the plots left. Greenbrook → Crystal Lawns → Autumn Leaves →
