The Prestige Two Good plan is a payment scheme used on several of Prestige's new launches. Its slogan, on the lists we hold, promises that you pay a first slice now and little or nothing for two years. The detail differs from project to project. This guide sets out what each printed price list says, with its date, so you can see what you would actually pay and when. Check any figure against the current list before you rely on it.
What is the Prestige Two Good plan?
It is a time linked schedule. Payments fall due on set dates, not when a floor is finished. The sale value is paid in stages, with GST added to every instalment. Other charges, such as BESCOM, BWSSB, generator, corpus and maintenance, are paid in full when you receive the possession notice. The plan only changes how the sale value is spread. It does not lower the price, and stamp duty and registration are extra, as our guide to stamp duty in Karnataka explains.

Prestige Southern Star: 25% now, then a long gap
The price list we hold is effective 18 June 2026. It headlines the plan as paying 25% now and nothing for two years.
| When | Stage | Share of sale value |
|---|---|---|
| At booking | Booking | 10% plus GST |
| At allotment | Allotment | 15% plus GST |
| 5 July 2028 to 5 July 2029 | Seven instalments, every two months | 10% each plus GST |
| 5 September 2029 | Possession notice | 5% plus GST |
| At possession | Other charges | 100% plus GST |
So the gap is real on this list: between allotment and July 2028 there is no instalment. After that, 70% of the sale value falls due in about a year. Post dated cheques are due within 30 days of booking. Our Southern Star review covers the project itself.
Evergreen at Prestige Raintree Park: pre EMI support
The Evergreen sheets are dated 15 May 2026 for most towers, 25 June 2026 for Tower 1 and 1 September 2026 for Tower 14.
| When | Share of sale value |
|---|---|
| At booking | 10% plus GST |
| Within 60 days | 10% plus GST |
| 5 instalments, 10 April to 10 December 2026 | 3.5% each plus GST |
| 20 instalments, 10 February 2027 to 10 April 2030 | 3% each plus GST |
| 10 June 2030, possession notice | 2.5% plus GST |
Most of the sheets add a note: during the scheme period the developer bears the pre EMI payments until May 2028, and from June 2028 the customer pays them at prevailing rates. In plain terms, the plan works with a bank loan. It does not remove the first 20% due within 60 days. The Tower 1 sheet omits that note, so ask whether the support applies to your tower. Because several instalments are dated from April 2026, ask what a buyer booking today owes on day one. The two phases of this township are compared in Raintree Park against Evergreen.

Eaton Park: the same name, a different schedule
Eaton Park's price list, effective 15 June 2026, uses the Two Good name too. It asks 10% at booking and 10% at agreement, then instalments every two months from 10 July 2026 to 10 November 2029, with 3% on the possession notice dated 10 December 2029. The dates start in 2026, which does not match the Southern Star pattern of a gap. We cannot say how the plan name applies here, so ask Prestige to explain it in writing before you count on any delay. The project is covered in Eaton Park against Garden Breeze.
A different offer: Raintree Park's 25:75
Raintree Park's offer sheet of 1 October 2026 shows 10% on booking, 15% within 90 days and 75% on the possession notice, dated December 2028. It is marked subject to confirmation, and it is a separate plan from Two Good.
Questions to ask before you choose a plan
- What is the date of the price list you were given, and is it still valid?
- What exactly is due on the day I book, including any instalments already past?
- Is a bank loan required, which banks, and who pays interest in each period?
- What happens to the schedule if possession is delayed?
- What is the full cost once other charges, GST and registration are added?
Talk to your bank and a chartered accountant before you sign, because loan rules and tax treatment can change.
