Prestige Garden Breeze is a 2 and 3 BHK apartment project inside The Prestige City at Ittangur, off Sarjapur Road, and Prestige now quotes ₹1.39 Cr onwards* for it. It is the lowest priced of our Prestige apartments on this road. We hold a two page fact sheet and no brochure, so this review covers the numbers and the legal details, not the design. The image above is from a neighbouring Sarjapur Road project, not Garden Breeze.

What is good about Garden Breeze?
- The entry price is lower. It is the smallest ticket among the Prestige apartments we list on Sarjapur Road, and well under Eaton Park next door.
- A fresh registration. The RERA number carries a date code of 8 September 2026, so this is a new launch.
- A full amenity list on Prestige's site. It names a swimming pool, a kids' pool, an indoor pool with jacuzzi, tennis, basketball, badminton and pickleball courts, a cricket pitch, a spa, a mini theatre, an amphitheatre and a multipurpose hall.
- Kitchen finish. Prestige's specification gives a ceramic tile dado 1.5 m high along the counter.
What should you check before booking?
The fact sheet has no date
It was last saved in September 2026, and its first dated instalment is 10 December 2026. It prints a starting price for the 2 Bed type that is lower than the figure Prestige now quotes online, so ask which one stands and as of when.
Parking and floor rise are not mentioned
The sheet says the starting price excludes GST and other charges. It says nothing about car parks, floor rise or preferred location charges. Ask whether each is inside the price, and what a covered car park costs. Our guide to Bangalore cost sheets shows how these lines add up.
The payment plan runs on dates
You pay 10% at booking and 10% at agreement. Then come 24 instalments of 3.2% every two months from 10 December 2026 to 10 October 2030, and a final 3.2% on the possession notice, billed on 30 November 2030. GST is added to every instalment. That 30 November date is a billing date, not the RERA completion date. Because payments follow the calendar, you keep paying even if construction slips. Read the explainer on Prestige's Two Good plan for how time linked schedules compare with construction linked ones.
The extra charges are listed
All fall due at possession: BESCOM ₹75 and BWSSB ₹75 per sq.ft., generator ₹85, advance maintenance for 24 months ₹110 and a corpus of ₹60 per sq.ft., plus ₹25,000 per apartment. Maintenance and assessment carry 18% GST and the rest 5%. Ask whether the ₹110 is the total for the 24 months.
Power backup is partial
Prestige's specification gives backup for common areas, with 100% backup for apartments at extra cost.
What the documents do not say
- Carpet areas. The sheet gives only super built up area. Ask for the RERA carpet area of each type. Our guide to carpet area against super built up area explains why it matters.
- Plans and renders. There is no brochure yet, so no unit plans, no master plan and no tower images.
- A 4 BHK. Prestige's page mentions four bedroom homes once, while the sheet lists only 2 and 3 BHK. Ask if a 4 BHK exists.
- Which tower holds which type, and which way each faces.
- The completion date on the RERA certificate.
What is around Garden Breeze?
Prestige describes access to the Outer Ring Road, State Highway 35 and the proposed Peripheral Ring Road, and a proposed Forum mall next door. Both are Prestige's statements, and a proposed road or mall may not open on the date you expect. No distances are printed, so we do not give any. Read more about the corridor in our Sarjapur Road guide.
Who is Garden Breeze for?
It suits a first time buyer of a 2 or 3 BHK who wants a township address at a lower entry price and can plan around fixed payment dates. It is a weaker fit for anyone who wants to inspect plans, carpet areas and renders before booking, since none are available yet. Compare it with its neighbour in our Eaton Park against Garden Breeze guide.
