The Sarjapur Road property market runs from the Outer Ring Road side out towards Anekal, and it is where buyers look for larger homes at a lower entry price than central Bengaluru. We list three apartment projects on this road: Prestige Eaton Park, Prestige Garden Breeze and Assetz Trees & Tandem. This guide compares them using only documents we hold.
Which projects are on Sarjapur Road?
| Project | Developer | Homes | Size (sq.ft.) | Starting figure* |
|---|---|---|---|---|
| Eaton Park | Prestige | 3 and 4 BHK | 1,732 to 2,786 | ₹2.99 Cr onwards |
| Garden Breeze | Prestige | 2 and 3 BHK | 1,081 to 1,789 | ₹1.39 Cr onwards |
| Trees & Tandem | Assetz | 3 BHK | 1,885 to 2,142 | ₹2.26 Cr onwards |
* Developers' starting figures. GST, stamp duty, registration and other charges are extra.

What is The Prestige City?
Eaton Park and Garden Breeze are two of several projects inside The Prestige City, Prestige's township on Sarjapur Road. Prestige's site names others there, among them Avalon Park, Eden Park, Aston Park, Fernvale, Aspen Greens and Great Acres, and lists villas and villa plots. Prestige also describes a proposed Forum mall next to Garden Breeze. The word proposed matters: confirm what is open and what is only planned.
Garden Breeze sits at Ittangur, with 655 homes in four towers on 10 acres. Eaton Park has four towers on its price list, and we have not confirmed its land area or home count. Both carry their own RERA numbers, so check each on the Karnataka RERA portal. Our Eaton Park against Garden Breeze comparison goes through them in detail, and each has a full review: Eaton Park and Garden Breeze.
How does Trees and Tandem differ?
Assetz Trees & Tandem is off Sarjapur Road, with 364 homes on 7 acres and about 90% open space, and Assetz lists possession for 2029. It sells only 3 BHK homes, so it overlaps Prestige's Premia 3 BHK homes rather than the 2 BHK. It leads on open space, while the Prestige projects are larger in scale. Our existing flats in Sarjapur Road and Hosa Road guide covers Trees & Tandem and its Assetz neighbours in more depth.

What do the payment plans look like?
Both Prestige projects use time linked plans, where instalments fall on dates, not on construction stages.
- Garden Breeze: 10% at booking, 10% at agreement, then 24 instalments of 3.2% every two months from 10 December 2026.
- Eaton Park: 10% at booking, 10% at agreement, then dated instalments every two months from July 2026, on a price list dated 15 June 2026.
With dates fixed, you owe each payment even if work is late. Ask what you pay on the day you book, and read how a Bangalore cost sheet is built so you know what sits outside the headline figure.
What should you check on Sarjapur Road?
- The commute. Prestige describes access to the Outer Ring Road, State Highway 35 and a proposed Peripheral Ring Road, but prints no distances or times. Drive from the site to your office at your own hour, on a weekday.
- The RERA completion date. Payment schedules bill possession on dates such as 10 December 2029 for Eaton Park and 30 November 2030 for Garden Breeze. These are billing dates, not the RERA completion dates.
- The documents that are missing. Neither Prestige project has a brochure in our files, so ask for renders, unit plans and carpet areas.
- Khata. Ask what type of khata your flat will get and when. See A khata against B khata in Bengaluru.
- The full cost. Add about 6.6% for stamp duty and registration. The sum is in our guide to stamp duty on a ₹2 crore flat.
Who should look at Sarjapur Road?
It suits a family that works on the east or south east side of the city, wants space and amenities for the money, and can live with a drive for most daily errands. It suits less well anyone who wants a walkable address or a metro station nearby, because none of our documents place a metro station close to these projects. Browse the corridor on our areas map.
