Prestige Eaton Park is a 3 and 4 BHK apartment project inside The Prestige City, Prestige's township on Sarjapur Road, and Prestige now quotes ₹2.99 Cr onwards* for it. This is an honest review with one limit up front: we hold a price list and no brochure, so we can review the money and the legal details but not the design. The image above is from a neighbouring Sarjapur Road project, not Eaton Park.

* Prestige's starting figure. GST, other charges, stamp duty and registration are extra.

What is good about Eaton Park?

  • The carpet area is printed. Many launches publish only super built up area. Here the list shows both, so you can calculate efficiency. It runs from about 58% to 64% of super built up area. Our guide to carpet area against super built up area shows how to compare.
  • Large homes inside a township. Prestige's own site names other projects in The Prestige City, among them Avalon Park, Eden Park, Aston Park, Fernvale, Aspen Greens and Great Acres. Shared township facilities, if any, are not described in our documents.
  • The charges are spelled out. The notes break out every extra charge, so there is little room for surprise at possession.

What should you check before booking?

The list is older than today

The price list is effective 15 June 2026 and tells buyers to check pricing after the initial offer period. The starting figure on the sheet is lower than the one Prestige now quotes, so ask for the current list for your tower and floor.

The payment plan has dated instalments already running

The schedule is 10% on booking and 10% on agreement. Then come three instalments of 4.5% in July, September and November 2026, one of 4.0% in January 2027 and seventeen of 3.5% every two months to November 2029. A final 3.0% falls due on the possession notice, which the schedule dates 10 December 2029. That is a billing date, not a RERA completion date.

A buyer today may owe the July and September instalments at once. Ask what your first payment would be. The sheet also carries a plan name and a heading about paying later that Prestige has not explained to us, so we do not repeat the claim. Our guide to the Prestige Two Good plan explains how such schemes work on projects where the terms are clear.

Other charges are about ₹405 per sq.ft.

The list prints BESCOM and BWSSB at ₹150, generator at ₹85, advance maintenance for 24 months at ₹110 and a corpus at ₹60, all per sq.ft., plus ₹25,000 per apartment. GST is added at 5% on some lines and 18% on others. On a 2,000 sq.ft. home that is more than ₹8 lakh before GST. Our guide to reading a cost sheet shows where these sit.

Preferential location charges are unclear

Tower 2 lists a charge of ₹750 per sq.ft. on three home types, but Tower 1 lists none and shows identical prices. Ask whether the charge is already inside the totals.

Ground floors can cost less than floors 2 to 6

In Tower 4, one 4 BHK type is priced lower on the ground and first floors than on floors 2 to 6. The sheet does not say why. Ask, because a car parking difference may explain it.

What the documents do not say

  • The brochure is missing. No renders, plans, amenities, clubhouse or specifications. Ask Prestige for them before you judge the design.
  • Land and home count. A search listing suggests figures, but we have not confirmed them on a rendered Prestige page, so we do not publish them.
  • The exact site inside the township, and so the walk to any shared facility.
  • The RERA completion date. Verify it yourself on the Karnataka RERA portal.

Who is Eaton Park for?

It suits a family that wants a 3 or 4 BHK in a Sarjapur Road township and is comfortable paying on set dates whether or not construction has moved. It is a poor fit for anyone who needs to see renders and plans before deciding. For a smaller home in the same township, see our Garden Breeze review or the two compared.
