The property registration process in Karnataka for a new flat comes down to one event: signing and registering the sale deed at the sub registrar's office that covers the property. Before that, you pay stamp duty and the registration fee. On the day, you, the developer's authorised signatory and two witnesses appear, your identity is recorded, and the deed is registered. Until that happens, the flat is not legally yours, however much you have paid. Here is the sequence as it usually runs for a flat bought from a developer in Bengaluru.
The property registration process in Karnataka, step by step
- 1. Booking and the agreement for sale. You pay a booking amount, then sign an agreement for sale. At Mizumi Reserve, for example, 10% is due at booking and another 10% on the agreement within 30 days. Under the RERA Act, a developer should not take more than 10% of the cost before entering a written agreement for sale with you. Ask whether your agreement will be registered, and what stamp duty it carries.
- 2. Payments during construction. You or your bank pay in stages. On a property of ₹50 lakh or more, the buyer deducts 1% TDS from each payment and deposits it with the tax department. Keep every challan.
- 3. Completion and the final demand. When the building is complete, the developer sends the final demand with the possession charges. Stamp duty and registration are not on the cost sheet. They are extra, at actuals.
- 4. The draft sale deed. The developer's legal team drafts the deed. Read it before the day: your names exactly as on your PAN, the flat number, the areas, the car park and the price.
- 5. Stamp duty and registration fee. These are paid before registration, usually online through Karnataka's registration system, Kaveri, or through e stamping.
- 6. The appointment. A slot is booked at the sub registrar's office for the area where the property sits, through the same online system. The developer's team usually arranges it.
- 7. Registration day. Everyone signing appears in person. Photographs and fingerprints are taken at the office, the witnesses sign, and the sub registrar registers the deed.
- 8. After registration. You receive the registered deed. If you have a home loan, the bank normally keeps the original until the loan is repaid. Then you apply for the khata in your name and start paying property tax.

What you pay at registration
In Karnataka, for a property above ₹45 lakh, the charges on the sale deed value are:
| Charge | Rate |
|---|---|
| Stamp duty | 5% |
| Registration fee | 1% |
| Cess and surcharge | Additional, varies by municipal limit |
| Total, roughly | About 6.6% |
Duty is charged on the sale value or the government guidance value, whichever is higher. On a ₹2.5 Cr flat, plan for about ₹16 lakh to ₹17 lakh, and expect to pay it from your own funds, since most lenders fund the property, not the duty. The worked example is in our guide to stamp duty and registration charges in Karnataka, and you can run your own figure in the stamp duty calculator.
Documents to carry
| Document | From whom |
|---|---|
| PAN card | Every buyer |
| Photo ID with address, such as Aadhaar or a passport | Every buyer and both witnesses |
| Recent passport size photographs | Every buyer |
| Proof of stamp duty and fee payment | Buyer |
| The final sale deed | Developer |
| Company authorisation for its signatory, and project documents | Developer |
| Power of attorney, if someone is signing for you | Buyer |
The exact list can vary by office and by case. Ask the developer's legal team for their checklist a week before your slot, not the evening before.

Common mistakes on registration day
- No cash set aside for duty. The loan will not usually cover it.
- A name that does not match. The spelling on the deed should match your PAN and ID exactly. Fix it in the draft, not at the counter.
- A witness without ID. Two witnesses, each with original photo ID.
- Registering late. Penalties apply. Register within the time in your agreement.
- Forgetting the khata. Registration makes you the owner. The khata in your name is a separate step, and you need it to pay property tax. What e khata is and how it works.
Buying from abroad
You do not have to fly in. A family member in India can sign for you under a power of attorney that is executed abroad, attested at the Indian embassy or consulate, and then stamped in Karnataka within the time allowed. Ask the developer's legal team for their format before you draft one. The money side, from remittances to the 1% TDS, is in our NRI guide to buying in Bengaluru.
