Plots in Devanahalli for sale on our desk start at ₹78 lakh at The Secret Lake and ₹1.20 Cr at City of Palms. Both are Assetz layouts off IVC Road, close to Kempegowda International Airport, and both are approved by the Bangalore International Airport Area Planning Authority (BIAAPA). This guide compares the two, explains how buying a plot differs from buying a flat, and lists what to check before you pay anything.

The Secret Lake: lower entry, larger plots, sooner
Assetz The Secret Lake is the lowest price on our whole desk, from ₹78 lakh. It also offers the larger plots of the two, up to 2,400 sq.ft., and the earlier possession, in 2027. Its setting is the lake of about 190 acres alongside the layout. It is the natural choice if you want land at the lowest entry and a larger plot to build on.
City of Palms: the clubhouse and amenities
Assetz City of Palms starts at ₹1.20 Cr for plots of 1,199 to 1,798 sq.ft. What the extra money buys is the community side: a clubhouse of about 20,000 sq.ft. and 30 or more amenities. Possession is 2029, two years after The Secret Lake. It suits a buyer who expects to live in the house they build and wants the amenities of a gated community from day one.

What sits nearby
Our project maps use OpenStreetMap data. Distances are straight line figures from each layout's locality pin, not drive times.
- Near City of Palms: Government Hospital, Devanahalli (about 1.6 km), Brigade Orchard School (about 2.0 km), DMart (about 2.2 km), Akash International School (about 3.0 km), Chanakya University (about 3.4 km).
- Near The Secret Lake: Government Hospital, Devanahalli (about 2.0 km), DMart (about 3.0 km), Brigade Orchard School and Chanakya University (about 3.3 km).
Our map finds no metro station within 7 km of either. Daily life here runs by car.
Plots or an apartment?
A plot gives you land in your own name and the freedom to build what you want, when you want. It also gives you all the work: design, approvals, a contractor, and the cost of construction on top of the plot price. Until you build, the plot earns no rent. An apartment is a finished home at possession, with a simpler loan, but you share the land and the building with everyone else.
Ask yourself one question: when will you actually build? If the honest answer is "some day", count the years of waiting as part of the cost.
How loans on plots differ
Plots and apartments are financed differently, so do not assume a home loan covers a plot. Banks usually lend a smaller share of a plot's value than of a flat's. Many offer a combined plot and construction loan, which often expects you to start building within a set period. The tax benefits on home loans generally apply once a house is built, not on a plot loan alone. Confirm the current position with your bank and a chartered accountant before you book. NRIs can buy residential plots like these; agricultural land is the exception.
The airport, and a built alternative
Devanahalli is the town next to Kempegowda International Airport, and the airport is the main reason buyers look here. For an overview of every northern project we sell, from these plots to Yelahanka flats and Hennur villaments, see our North Bengaluru launches compared.
If you want a finished home in Devanahalli rather than land, Prestige's Urban Townhouses, a collection of 60 row villas, are planned nearby. They are not yet registered on RERA, so no booking, token or cheque should change hands until they are.
What to check before buying plots in Devanahalli
- RERA registration and completion date for the layout: roads, drains, water and power, not just the plots.
- The BIAAPA approved layout plan. Check that your plot number, size and dimensions appear on it. What each approving authority means.
- Land use. Ask for the order converting the land to residential use.
- The property record. This is outside BBMP limits, so ask which local body issues the khata and when.
- What you may build. Ask for the layout's building rules: setbacks, height and floors.
- Utilities. When water and power connections will actually be live.
- The all inclusive price, plus stamp duty and registration on top.
