Mizumi Reserve vs Mizu & Ki comes down to where you work and how you want to live. Mizumi Reserve is a 4 BHK flat in a lakeside township at Kudlu, a kilometre from the metro and 15 to 20 minutes from Electronic City and Sarjapur Road. Mizu & Ki is a 4 BHK villament off Hennur Road, with about 600 sq.ft. more carpet, a garden or terrace, only 188 neighbours and the airport 35 minutes away. Both are Assetz, both around ₹3 crore, and both are due in 2030.

Same brand, same budget band, and almost nothing else in common. Here is the full comparison, from the developer's own documents.

Space: the villament wins clearly

Compare the 4 BHKs. Mizumi's is 2,476 sq.ft. with 1,869 sq.ft. of carpet. Mizu & Ki's smallest is 3,070 sq.ft. with 2,463 sq.ft. of carpet: about 600 sq.ft. more floor you can actually stand on, which is a whole extra room or two. Part of that is the format: a low rise block has less corridor and lift core to share out, so more of what you pay for is inside your walls. Our guide to carpet area vs super built up area explains the maths.

Mizu & Ki also has things a tower cannot offer: private gardens on the ground level homes (about 568 sq.ft. on the Type 01 layout) and terraces up to 26'9" × 8'10". Mizumi's terrace balconies run up to 170 sq.ft., generous for a flat.

Price: what you can compare today

Mizumi has a published cost sheet. The 2,476 sq.ft. 4 BHK comes to ₹3,39,31,336 all in, and stamp duty and registration add roughly ₹22.4 lakh on top. Every line is set out in our Mizumi Reserve cost sheet breakdown.

Mizu & Ki is priced from ₹2.85 Cr*, with a stated base rate of ₹12,500 plus charges. We have not yet seen a unit wise sheet, so do not multiply the base rate by the area and treat it as the price. Ask for the sheet for the exact layout. At the starting figure, stamp duty and registration would be roughly ₹18.8 lakh.

Community and amenities: Mizumi is a small town

Mizumi is built around two lakes with a clubhouse of about 63,000 sq.ft. per phase, retail, cafés, a bowling alley, coworking rooms and a crèche. Mizu & Ki's clubhouse is about 18,000 sq.ft., but it serves only 188 homes, and it has a temperature controlled pool, padel, pickleball, tennis and a maze garden. One is a township, the other a quiet enclave. Neither is better; they suit different people.

Commute: depends entirely on where you work

These are the developers' off peak times. Mizumi is right for Electronic City and the South-East tech corridor. Mizu & Ki is right for North Bengaluru and anyone who flies often.

Living in it: stairs, floors and neighbours

A villament is lived on several levels. At Mizu & Ki the Type 01 garden home runs from a basement to a second floor, with the living spaces below and the bedrooms above. That is lovely for a family that wants separation, and worth thinking through if elderly parents will live with you (ask us about lift access for the specific unit). A Mizumi flat is all on one floor, with lifts.

What to check for each

  • Mizumi: which later phase will be built beside your tower, and where the project's raw water comes from.
  • Mizu & Ki: the unit wise price sheet, how many car parks come with the home, and whether your cluster has a lift.
  • Both: the completion date on the RERA registration, which binds the developer in a way a brochure does not.

Which one?

  • Choose Mizumi Reserve if you work in the South-East, want the metro, want a big amenity rich community and would rather have everything on one level.
  • Choose Mizu & Ki if you work in the north or fly often, want the most space for the money, a garden or a large terrace, and only 188 neighbours.
Still torn? We can send both price sheets for the specific units you are considering, side by side, with the stamp duty worked out for each. Ask for both price sheets →
