Luxury apartments in Bangalore are priced from about ₹2 crore to ₹4.5 crore for the homes most buyers mean by the word, and the price follows size more than anything else. Among the projects we sell, ₹2 Cr to ₹2.5 Cr buys a 3 BHK of about 1,700 to 2,100 sq.ft. The band from ₹2.5 Cr to ₹3 Cr buys a larger 3 BHK or an entry 4 BHK. From ₹3 Cr to ₹4.5 Cr you are buying a 4 BHK of about 2,500 to 3,000 sq.ft. Here is what each band gets you, with four real examples.

What luxury means on a price list

There is no legal definition. Developers use the word freely, and a brochure will call almost any project luxury. The useful test is what you can measure:

  • Size. The home itself, in super built up and carpet area.
  • Density. Homes per acre. Fewer neighbours means quieter lifts, lobbies and pools.
  • Carpet efficiency. How much of what you pay for is inside your walls.
  • Outdoor space. Terrace balconies you can put a table on.
  • Specifications. Named brands for fittings, flooring and windows, written into the agreement.

What the money is paying for in each

66 & Shibui is paying for space and few neighbours. A single 4 BHK size of 3,015 sq.ft., only 96 homes, and the Whitefield address. It is the most expensive home on our desk, and the one where the word luxury is easiest to defend on numbers alone.

22 & Crest is paying for location and time. A central address next to Orion Mall and possession scheduled for 2026. The same money buys a smaller home than in Yelahanka, and the project is denser.

Mizumi Reserve is paying for a township. Two lakes, a large clubhouse per phase, Kohler and Jaquar fittings, and the Yellow Line metro about 1 km away. Carpet efficiency is about 75%, which is typical for a tower rather than exceptional.

Zen & Sato is paying for size in the north. Its smallest home is 2,159 sq.ft., and its terrace balconies are closer to an outdoor room than a ledge.

Base rate against all inclusive price

This is where luxury budgets go wrong. The base rate on a hoarding is not the price. On a real Mizumi cost sheet for a 1,901 sq.ft. 3 BHK, a ₹10,700 base rate became about ₹13,495 per sq.ft. once floor rise, location premium, car park, clubhouse, infrastructure, GST and legal charges were added. The 4 BHK sheet works the same way: a ₹10,655 base rate plus ₹270 floor rise and ₹400 premium, then the other lines, for an all inclusive ₹3,39,31,336, or about ₹13,704 per sq.ft. How to read a Bangalore cost sheet, line by line.

We know Mizumi's starting figures are all inclusive because they match the cost sheets. For other projects, ask. Then add stamp duty and registration, roughly 6.6% in Karnataka. On a ₹3.39 Cr home that is about ₹22 lakh more, usually paid from your own funds.

What to check before paying for luxury

  • Carpet area and efficiency. Two homes billed at the same size can differ by 150 sq.ft. of real floor. How to compare carpet and super built up area.
  • Homes per acre. Divide the homes by the land. It tells you more about daily life than the amenity list.
  • Specifications in writing. Brands named in the brochure should appear in the agreement.
  • The RERA completion date. Possession on our list runs from 2026 to 2030 for these four.
  • What sits in front of your balcony. In a phased project, the view today can be the next tower tomorrow.
