Is it a good time to buy property in Bangalore? A checklist, not a forecast

Is it a good time to buy property in Bangalore? We will not predict prices. Use this checklist on need, possession, rent against EMI, RERA and launch pricing.

Is it a good time to buy property in Bangalore? The honest answer is that nobody knows where prices go next, and anyone who tells you so with certainty is selling something. We sell property too, so we will not make a forecast. What we can give you is the set of questions that decide whether now is a good time for you. That is the only version of the question with an answer.

First: are you buying to live in, or to invest?

If you are buying a home to live in for ten years or more, market timing matters much less than fit. The bigger risk is buying the wrong home: the wrong commute, the wrong size, a possession date you cannot wait for. In our experience, paying a little more for the right flat works out better than waiting two years and settling for the wrong one.

If you are buying to invest, the sums are different. You need the entry price, what you will pay while you wait, the rent the home might earn, and a realistic plan to sell. Write those numbers down before you look at a single brochure.

Second: can you carry rent and EMI until possession?

Most new homes in Bengaluru are sold before they are built, so the real question is often how long you can pay for two homes at once. On our desk, the spread is wide:

PossessionProjects we sell
Ready to register18 & Oak (golf villa plots)
202622 & Crest (flats), Melodies of Life (plots)
2027The Secret Lake (plots)
202866 & Shibui; Sora & Saki (2028 to 2029)
2029Trees & Tandem, Ren & Rei, City of Palms (plots)
2030Mizumi Reserve, Mizu & Ki, Zen & Sato, Melodies of Life Apartments, Meru & Meadow
2031Miru & Miyo, Niwa & Neo

With a construction linked plan, the bank releases your loan in stages as the building rises. Mizumi Reserve's plan is typical: 10% at booking, 10% on the agreement within 30 days, about 65% slab by slab, then 5% each at flooring, painting and possession. During construction you usually pay interest on the amount released so far, often called pre EMI, while still paying rent. Add both for every month until possession and see if the total still works. Our EMI calculator does the loan half in a minute. Confirm how your bank handles pre EMI before you sign.

Third: ready home or under construction?

An under construction home spreads the payments over years and gives you the widest choice of units. The costs are the wait and the risk of delay. There is also a tax difference: GST is charged at an effective 5% on an under construction home, and does not apply to a ready home with a completion certificate.

A ready or nearly ready home lets you see exactly what you are buying and stop paying rent sooner, but the choice of units is narrower. On our list, 22 & Crest in Yeshwanthpur is the only apartment due in 2026.

Fourth: is the project protected by RERA?

A RERA registration puts the developer's completion date on the public record, and that date, not the brochure's, is the one that binds them. Look it up and screenshot it before you book. How to check any project on RERA in five minutes.

Four projects we list are not registered yet: Codename Twin Lake City, Muse & Maison, Codename Sublime and the Prestige Urban Townhouses. For those, the answer to "is it a good time to buy" is simply no. Register interest if you want, but no money should change hands until the registration exists.

Fifth: what does buying at launch actually get you?

Buying early in a phased project gets you the widest choice: the best facing, the floor you want, the tower furthest from the next phase. Those units go first. What it does not get you is a promise on price. Later price lists are set by the developer, and nobody can tell you in advance what they will be. Judge a launch offer on the all inclusive price in writing, not on the size of the discount in the headline. How to read a Bangalore cost sheet.

A good time to buy property in Bangalore: the checklist

If you can say yes to most of these, the timing of the market matters much less than choosing the right unit.

  • You plan to keep the home for many years, or you have written down the numbers for an investment.
  • Your EMI plus rent, every month until possession, fits your budget with room to spare.
  • You have stamp duty and registration, roughly 6.6% of the price in Karnataka, set aside in cash.
  • The project is registered on RERA and you have read its completion date yourself.
  • You have the all inclusive cost sheet for the exact unit, in writing.
  • You have driven the commute at 9am on a weekday.
  • You know which approving authority sanctioned the plan, and that the khata will be issued.

If most of your answers are no, waiting is not a failure. It is the sensible choice. For a current view of what is on sale and when it completes, see new projects in Bangalore for 2026.
