The best area to buy a flat in Bangalore in 2026 is the one that shortens your daily commute, not the one with the most hoardings. For most buyers the choice comes down to five zones: the airport corridor in the north, Sarjapur Road and Hosa Road in the south east, Whitefield in the east, Kanakapura Road in the south and Yeshwanthpur in the west. Below, each one is compared on commute, entry price, possession and the downsides we tell buyers about on the phone.
We are an authorised channel partner for Assetz and Prestige, so every price here comes from a project we can actually sell. That is also the limit of this guide. It covers the zones where we have homes on our desk, not every neighbourhood in the city.
The five zones at a glance
| Zone | Localities | Close to | Flats from* | Possession |
|---|---|---|---|---|
| North | Yelahanka, Hennur, Jakkur, Aerospace Park | Airport, Manyata Tech Park, Hebbal | ₹1.49 Cr (3 BHK) | 2028 to 2031 |
| South East | Kudlu, Hosa Road, Sarjapur Road | Electronic City, Sarjapur corridor, ORR at Bellandur | ₹2.07 Cr (3 BHK) | 2029 to 2030 |
| East | Whitefield, Hoskote | ITPL and the Whitefield tech parks | ₹4.26 Cr (4 BHK, Whitefield) | 2028 |
| South | Kanakapura Road | JP Nagar, Banashankari | ₹2.74 Cr (3 BHK) | 2030 |
| West | Yeshwanthpur | Orion Mall, Yeshwanthpur station, Malleshwaram | ₹2.95 Cr (3 BHK) | 2026 |
* Developer's starting figures for projects we sell, before stamp duty and registration. Plots near Devanahalli start lower, at ₹78 lakh.

North Bengaluru: the airport corridor
Most of the city's new supply is launching here, and it has the widest price range on our desk. A 3 BHK starts at ₹1.49 Cr at Niwa & Neo near the KIADB Hardware Park and goes up to ₹2.91 Cr at Zen & Sato in Yelahanka. The Mizu & Ki villaments off Hennur Road start at ₹2.85 Cr.
The case for the north is the airport and Manyata Tech Park. The developer's own figures put Mizu & Ki about 35 minutes from Kempegowda International Airport and 22 minutes from Manyata. The catch is time. Apartment possession here runs from 2028 to 2031, and Electronic City is on the far side of the city. We compare every northern project we sell in our guide to North Bengaluru launches.
South East: Sarjapur Road and Hosa Road
From Kudlu and Hosa Road you are within about 20 minutes of three job hubs: Electronic City, the Sarjapur corridor and the Outer Ring Road at Bellandur. Few parts of Bengaluru reach three. The Yellow Line metro adds to that. At Mizumi Reserve, Kudlu Gate and Hosa Road stations are about 1 km away.
A 3 BHK here starts at ₹2.07 Cr at Ren & Rei, and Mizumi Reserve starts at ₹2.57 Cr. The downsides are real. Hosur Road at peak hour can double a drive time, parts of this belt are not yet on full Cauvery water supply, and the airport is about 90 minutes from Kudlu.

East: Whitefield and Hoskote
Whitefield is the IT belt, built around ITPL and the tech parks near it. On our desk it is also the most expensive zone. 66 & Shibui on Whitefield Main Road is a 4 BHK of 3,015 sq.ft. from ₹4.26 Cr, in a project of only 96 homes on 1.87 acres, with possession in 2028. Our map places its locality beside Whitefield (Kadugodi) metro station; ask for the walking distance from the actual gate.
Further out, Codename Sublime at Hoskote is a 3 BHK from ₹1.84 Cr. It is not yet registered on RERA, so treat it as a name to watch. No booking amount should be paid for it until the registration number exists.
South: Kanakapura Road
Kanakapura Road is greener and quieter, and well connected to JP Nagar and Banashankari. Assetz Meru & Meadow, our one project here, is a 3 BHK of 1,890 to 2,006 sq.ft. from ₹2.74 Cr, with about 87% open space on 5 acres and possession in 2030. Our map shows Silk Institute metro station about 0.3 km from its locality pin.
The downside is geography. If you work in Whitefield, on the ORR or at Manyata, this is a long drive across the city every day.
West: Yeshwanthpur
Yeshwanthpur is an established, central address near Orion Mall, Yeshwanthpur station and Malleshwaram. Assetz 22 & Crest is a 3 BHK of 1,518 to 1,937 sq.ft. from ₹2.95 Cr, with no common walls between homes and possession scheduled for 2026, the earliest of any apartment we sell. Sandal Soap Factory metro station and Manipal Hospital Yeshwantpur are both within about half a kilometre of its locality pin.
The trade off is space. It has 197 or more homes on 1.8 acres, so it is denser than the newer projects at the edge of the city, and the same money buys a larger home in Yelahanka.
The best area to buy a flat in Bangalore, by type of buyer
- You fly often or work at Manyata or Hebbal: North.
- You work in Electronic City, on Sarjapur Road or on the ORR at Bellandur: South East.
- You work in Whitefield and want a large 4 BHK in a small community: East.
- You work in JP Nagar or the south and want open space: South.
- You want a central address and the soonest possession: West.
You can see every project by zone, with the airport and tech parks marked, on our live map of Bengaluru by area.
How to test an area before you book
- Start from both offices. If one of you works at Manyata and the other in Electronic City, no zone is perfect. Pick the one that keeps the longer commute bearable.
- Drive it at 9am on a weekday. Published drive times are off peak. A 14 minute trip on paper can be 30 minutes or more on a Monday morning.
- Match possession to your rent. 2026 in the west, 2031 in parts of the north. Five years of rent is part of the real price.
- Compare the all inclusive price. A starting price is not what you pay. Add stamp duty and registration, roughly 6.6% in Karnataka.
- Ask about water and approvals. Which authority approved the project, and is Cauvery water connected or only planned?
