Kudlu and Hosa Road suit a household with at least one person working in Electronic City, along Hosur Road or on the Sarjapur side, who wants a larger home than HSR Layout money buys. The Yellow Line metro is about a kilometre away and three job hubs are inside twenty minutes off peak. The trade offs are peak hour traffic on Hosur Road, water supply that still leans on borewells and tankers, and years of construction around the big new projects.
Kudlu sits off Hosa Road in South-East Bengaluru, between HSR Layout to the north and Electronic City to the south, with Sarjapur Road a short drive east. It has gone from industrial fringe to a serious residential address in about a decade, largely because of where it sits rather than anything it did.
Why people buy in Kudlu and Hosa Road
The argument is geographic. From Kudlu you are within twenty minutes of three separate employment clusters: Electronic City, the Sarjapur corridor and the Outer Ring Road stretch through Bellandur. Very few Bengaluru localities reach three, and the ones that do cost considerably more.
Published drive times from developer material in the area:
| Destination | Stated time |
|---|---|
| Infosys, Electronic City | 14 min |
| Global Tech Park Phase 3 | 14 min |
| Wipro Corporate Office | 18 min |
| Embassy Tech Village | 20 min |
| PNR Felicity Mall | 6 min |
| Nexus Mall, Koramangala | 20 min |
| Kempegowda International Airport | about 90 min (about 50 km) |
Treat all of these as off peak. Hosur Road at 9am is a different road, and the honest version of the 14 minute Infosys claim is closer to 30 to 35 on a bad Monday.

The metro is the real story
Kudlu Gate and Hosa Road are both stations on the Yellow Line, roughly a kilometre from the Kudlu residential pocket. That line runs toward Electronic City in one direction and the city in the other, and it is the single biggest change to the area's fundamentals.
Measured in a straight line from the centre of the Kudlu pocket on OpenStreetMap, the nearest stations are Hosa Road (about 1.3 km), Beratena Agrahara (1.7 km), Singasandra (1.8 km) and Electronic City (2.5 km). The walk by road is longer, so time it yourself from the gate of the project you are considering.
Walkable metro access changes a locality's ceiling for good, because it removes the commute objection that otherwise caps prices. If you are buying here as an investment rather than to live in, distance to those stations is the variable that matters most.
Schools, hospitals and daily needs
- Schools: Vibgyor High (7 min), National Public School (9 min), JSS Public School (16 min).
- Higher education: Dayananda Sagar University (9 min), PES University, Electronic City (12 min).
- Hospitals: Manipal Sarjapur (12 min), Narayana Multispeciality (14 min), Motherhood (15 min). Apollo Cradle & Children's Hospital is about 1.3 km from the Kudlu pocket.
- Shopping: FAB Hypermarket and Reliance Smart Superstore are both within about 2 km, and PNR Felicity Mall is the nearest mall.
- Green space: Parappana Agrahara Lake Park sits right beside the Kudlu pocket.
This is a settled catchment, not a promise. The schools exist and have waiting lists, which is the test.

New projects in the Kudlu and Hosa Road belt
Several Assetz projects sit within a few kilometres of each other here. Starting prices are the developer's figures, before stamp duty and registration.
| Project | Homes | From | Possession |
|---|---|---|---|
| Mizumi Reserve, Kudlu | 3 & 4 BHK apartments | ₹2.57 Cr* | 2030 |
| Ren & Rei, off Hosa Road | 3 BHK apartments | ₹2.07 Cr* | 2029 |
| Muse & Maison, off Hosa Road | 3 BHK apartments | ₹2.11 Cr* | TBA |
| Melodies of Life Apartments, off Hosa Road | 3 BHK apartments | ₹2.38 Cr* | 2030 |
| Melodies of Life, off Hosa Road | Plots | ₹3.07 Cr* | 2026 |
Mizumi Reserve is the large one: an 80 acre township around two lakes, with 704 homes in Phase 1. Our Mizumi Reserve review covers what is good about it and what to check. Ren & Rei is the smallest of the apartment projects, with 218 homes on 3.79 acres. Muse & Maison is still waiting for its RERA registration, and until that exists no booking or money should change hands. You can see all of them on our map of Bengaluru projects by area.
What the area still gets wrong
Three things, and any agent who does not mention them is selling rather than advising:
- Hosur Road traffic is real and structural. The Electronic City flyover helps through traffic and does nothing for local movement. Peak hour times can double.
- Water. Parts of this belt are not yet on full Cauvery supply and depends on borewells and tankers. Ask any project what its water source is and whether a Cauvery connection is committed or only hoped for.
- Construction density. Several thousand homes are being built within a few kilometres. If you buy early into a large phased township, expect to live beside active construction for years, and expect competition on resale when those phases finish together.
Who Kudlu suits, and who it does not
It works well if at least one earner works in Electronic City or along Sarjapur Road and the household can accept a neighbourhood that is still maturing. It works less well if both earners commute north toward Whitefield or Hebbal, where you would be crossing the city twice a day. If you are still choosing between parts of the city, our comparison of the best areas to buy a flat in Bangalore sets Kudlu against the alternatives.
